


New Tech Properties, LLC (NTP), is working with the City of Auburn, Georgia, to create a Planned Suburban Village (PSV) called Mt. Moriah Village that will have a total of 50 +/- acres. NTP plans are for 41.57 +/- acres to be dedicated to a 151-lot detached single-family home subdivision. Lot size 60 ft. x 100 ft. (50 ft. x 100 ft. lots are allowed with PSV zoning). The remaining 9 +/- acres are to be dedicated to a high-tech decentralized sewer plant, drip field, walking trails, and playgrounds.
NTP proposes to sell the 41.57 +/- acres that are dedicated to a 151-lot, detached single-family home subdivision to an approved developer.
Based on the conversations from several meetings with the Auburn city leadership, NTP believes that obtaining a land disturbance permit (LDP) for the Mt. Moriah Village project could be possible within 4 to 6 months.
NOTE: Mt. Moriah Village will have a public sewer system. NTP will work together with the City of Auburn to build a new sewer plant on the adjacent property that will service Mt. Moriah Village. When the construction of the plant is completed, NTP will donate it to the city, and they will own, operate, and maintain the sewer plant.
When built, this project will be very strategically located on Mt. Moriah Road, less than 2 miles from where the City of Auburn’s Downtown Renovation Project is expected to begin construction soon. The highly acclaimed Rowen project (located just over the Gwinnett County border) will be within 5 miles of Mt. Moriah Village. The Rowen project is expected to attract thousands of new well-paid professional positions to the area over the next few years.
Mt. Moriah Village will be located in close proximity to the popular Hamilton Mill and City of Mulberry areas, within a few short miles over the Gwinnett County border, which will provide this location with access to an abundance of amenities, including restaurants, grocery stores, big box retailers, medical, and other professional services.
Auburn’s Public Schools (part of the Barrow County School System), along with the Piedmont Library System-Auburn Branch, are frequently cited as positive influences in the community. The City of Auburn is also currently one of the fastest-growing areas because of its strong sense of community and family-friendly environment.
Mt. Moriah Village is planned to feature 151 upscale homes, a clubhouse, a swimming pool, tennis/pickleball courts, walking trails, and more.
NTP plans to build a high-tech decentralized sewer plant on the adjacent property that will service Mt. Moriah Village. Having a sewer plant adjacent to the subdivision gives the developer easy and affordable access to sewer connections, which provides maximum lot density without having to run miles of offsite sewer pipe.
Mt. Moriah Village will have a public sewer system. NTP will work together with the City of Auburn to build a new sewer plant on the adjacent property. When the construction of the plant is completed, NTP will donate it to the city, and they will own, operate, and maintain the sewer plant.
The sewer plant will have a STEP (Septic Tank Effluent Pump) collection system that can typically lower the normal up-front development costs by hundreds of thousands of dollars. This system uses pressurized lines buried only 2-3 feet below the ground, eliminating the need for lift stations and digging deep trenches for a gravity sewer system. With the STEP collection system the infrastructure can be constructed as the houses are built, allowing the sewer collection cost in the subdivision to be rolled into the sales price of the homes.
NOTE: New Tech Properties will be responsible for the expense of building the sewer plant, not the sewer collection system in the subdivision.

The subject property has many cost-saving features for developing a subdivision, including a gradual slope allowing stormwater runoff and a large, cleared pastureland area with no trees. Most of the trees located on this property are located along the non-buildable creek area.
NOTE: The City of Auburn Water Department services this property. Their 8-inch water line runs along the entire length of the frontage on Mt. Moriah Road.
The subject property has a small creek that flows from the west side to the east side of the property. The pond pictured above no longer exists. The creek now flows through the area that was previously a dammed pond.
NOTE: NTP has obtained copies of some recent professionally prepared reports from the landowners that are available upon request. These include an ALTA Survey, Phase I Environmental Report and a Geotechnical Report.
There are 2 existing homes on the property, either of which, or both, could be used as temporary construction site office(s). These 2 houses, along with 2 unoccupied chicken houses, are on the south side of the property. This lends itself to developing the northern side of the property first, thereby providing plenty of time to demolish the structures on the south side at a later date.

Auburn has a small-town atmosphere. The city limits are uniquely located in both Gwinnett and Barrow Counties with easy access to GA Highways 316, 324, and 211. Combined US Highway 29 and GA 8 are the main arteries through the city. All of these major arteries provide Auburn’s residents with access to any place between Atlanta and Athens, which makes Auburn a great place to live and work.
The city currently has a good mix of residential homes, townhouses, and apartments. Due to the projected business expansions and growth in the Gwinnett and Barrow County areas, the Auburn City Council now has its sights on encouraging and approving more upscale housing to accommodate the upcoming influx of professional positions. In NTP’s opinion, Mt. Moriah Village will meet these needs.
The property is located at the northern end of the Auburn City Limits near the Gwinnett County border. It is surrounded by subdivisions and is located just a few miles from one of Gwinnett County's largest public parks. Little Mulberry Park is an 800-acre park that features sparkling lakes and hiking trails, equestrian paths, and playgrounds, all perfect for active families.
The subject properties are currently located in unincorporated Barrow County and are at the edge of Auburn’s city limits. Auburn has expressed a strong interest in annexing this property into the city limits along with approving a rezoning to a Planned Suburban Village (PSV).
