


New Tech Properties, LLC (NTP) is excited to bring this essential project to the development market. We have been working on the Mt. Moriah Village project for several months and have collected a substantial amount of positive information about the potential growth of Auburn, Georgia.
The property is located in unincorporated Barrow County on Mt. Moriah Road in Auburn, Georgia. The total acreage of this proposed project is on two tracts, having 50 +/- acres. NTP plans are for 41.57 +/- acres to be dedicated to a 151+ lot (6,000 +/- sq. ft. lot size) detached single-family home subdivision. The remaining 9 +/- acres are to be dedicated to a small retail/professional office complex, walking trails, playgrounds, and a decentralized sewer plant.
NTP proposes to sell the 41.57 +/- acres that are dedicated to a 151+ lot, detached single-family home subdivision to an approved developer.
These tracts currently hold Barrow County A5-Agricultural Zoning. NTP’s plans are to make an application for annexation into the City of Auburn and request a Planned Suburban Village (PSV) zoning classification.
NTP has had several meetings with the City of Auburn, and the city has expressed a strong desire to consider the annexation and the PSV zoning change. Based on the conversations in these meetings, NTP believes that obtaining a land disturbance permit (LDP) for the Mt. Moriah Village project could be possible within 4 to 6 months.
New Tech Properties will work with the city and the developer to obtain a land disturbance permit (LDP) to develop the subdivision and to construct the sewer plant that will exclusively serve Mt. Moriah Village.
The Auburn City Leaders have been struggling with sewer availability issues due to their reliance on Barrow County for sewer capacity. The decentralized sewer plant at Mt. Moriah Village will help them to resolve this issue and will provide the city with more flexibility for immediate growth as well as set the stage for future growth.
Mt. Moriah Village proposes to be very strategically located on Mt. Moriah Road, less than 2 miles from where the City of Auburn’s Downtown Renovation Project is expected to begin construction soon. The highly acclaimed Rowen project (located just over the Gwinnett County border) will be within 5 miles of Mt. Moriah Village. The Rowen project is expected to attract thousands of new well-paid professional positions to the area over the next several years.
Mt. Moriah Village will be located in close proximity to the popular Hamilton Mill and City of Mulberry areas, within a few short miles over the Gwinnett County border, which will provide this location with access to an abundance of amenities, including restaurants, grocery stores, big box retailers, medical, and other professional services.
Auburn’s Public Schools (part of the Barrow County School System), along with the Piedmont Library System-Auburn Branch, are frequently cited as positive influences in the community. The City of Auburn is also currently one of the fastest-growing areas because of its strong sense of community and family-friendly environment.
The 41.57 +/- acre subdivision portion of Mt. Moriah Village will feature 151+ upscale homes on approximately 6,000 +/- square foot lots. The planned amenities will include a clubhouse, swimming pool, tennis/pickleball courts, and more. About one-half of the adjacent 9+/- acre tract will be the location of the decentralized sewer plant, while the other half of that property will feature walking trails, playgrounds, and a light commercial aspect that should attract a combination of small retail shops and medical and/or professional offices.

NTP created "The New Subdivision Solution" to solve a major problem that's facing the homebuilding/land development industry. Mt. Moriah Village is designed to take advantage of this new concept.
In today’s insecure homebuilding/land development industry, finding good buildable land for subdivisions with sewer access is challenging.
The NTP solution to this issue is to buy the tracts of land needed for an entire mixed-use project, then NTP sells the subdivision portion of the project to a developer who will develop and/or build the subdivision. NTP then builds a decentralized sewer plant on an adjacent property that exclusively services just the structures that are built within the project. NTP and the developer work together to obtain the required approvals and permits from the appropriate counties and/or municipalities.
The type of decentralized sewer plant and collection system that NTP builds on the adjacent property is the key to the ultimate success of the project.
Having a sewer plant adjacent to the subdivision gives the developer easy and affordable access to sewer connections, which provides maximum lot density without having to tap into the expensive public sewer systems. NTP will build a sewer plant with a STEP collection system for the project.
The STEP (Septic Tank Effluent Pump) collection system uses pressurized 2-3 inch diameter lines buried only 2-3 feet below the ground. The lines can go up and down steep hills, around rocks, and can avoid any flood plain areas.
The need for lift stations and digging deep trenches for a gravity sewer system is eliminated. Plus, with a gravity sewer system, the developer has to build the whole sanitary infrastructure up-front. With the STEP collection system the infrastructure can be constructed as the houses are built, allowing the sewer collection cost in the subdivision to be rolled into the sales price of the homes. The STEP collection system can typically lower the normal up-front development costs by hundreds of thousands of dollars.

The subject property has many cost-saving features for developing a subdivision, including a gradual slope allowing stormwater runoff and a large, cleared pastureland area with no trees. Most of the trees located on this property are located along the non-buildable creek area.
NOTE: The Auburn Water Department services this property; their 8-inch water line runs along the entire length of the frontage on Mt. Moriah Road.
The subject property has a small creek that flows from the west side to the east side of the property. A previously dammed pond is no longer dammed, but it lies in line with the creek, so the number of buildable lots is not affected, as noted in the attached conceptual plan.
